On a beautiful sunny day in November 2009, COASTLAND PROPERTIES HELDERBERG (PTY) LTD was created.

We specialize in long term residential rentals

Coastland Properties Helderberg (PTY) LTD is one of the most respected rental agencies in the Somerset West, Strand and Gordon’s Bay Area. We are the preferred rental agents at a few security complexes.

We provide the following services to all our Landlords:

Prospective tenants within the owners criteria strict application approval process:

  • Payprop ITC report: providing us with an in-depth version of the tenants credit record including financial  situation
  • Current and previous Landlords: contact both to ensure full circle report
  • Employer: confirming salary and request, personal references
  • Salary: Rental amount may not exceed 1/3 of the tenant salary
  • Qualified tenant: The owner will be informed and only on his/her approval will the lease agreement be concluded

Deposit: After approval, the tenant pays the deposit which is 1 & ½ times the monthly rental

Maintenance: We arrange all maintenance requirements and ensure they are done timeously. We do not instruct contractors to add any % fee on the owners account. We welcome all our owners to contact our contractors direct if they need additional work done or have an enquiry about a current maintenance issue.

PayProp: is an online payment system for easy, safe and convenient payments, invoicing, statements and auditable reports for our owners and tenants.

Expired lease: Two months before the lease agreement expires we arrange for an extension to the lease with the negotiation of a new rental amount or if the tenant chooses to cancel the lease we start our marketing process for a new prospective tenant, ensuring no loss of income for the owner.

Tenant vacating premises: We conclude the post inspection of the premises and ensure (with the tenant’s deposit) that the premise is restored back to the same condition the tenant found it.

Tenant deposit: No deposit will be paid out before outstanding fees have been deducted or the apartment is restored to the original condition before the lease agreement. The tenants deposit is kept in an interest baring account at Payprop which accumulates between 4-6% interests per annum.

Inspections: every 6 months 

Body Corporate complaints re tenants or any communication received: conduct an investigation and deal with the issue ASAP.
